Project Description
Working with the non-profit Lawrence Community Works, Eckman converted this former mill on the bank of the Merrimack River to residential and commercial use. The building now contains sixty affordable apartments as well as commercial spaces. It received a merit award for construction excellence from the Associated Builders and Contractors of NH/ VT.
The apartments include a mix of 1-, 2-, and 3-bedroom units, with soaring ceilings and exposed ductwork. The mill’s original wood floors were refinished; their new sheen together with the character and sense of age they impart to the spaces give the building a unique beauty. Eckman completely renovated the five-story building, including new electrical, plumbing and heating systems, and new windows. Solar panels were installed on the roof. Historic features of the mill, including the brick façade, remain.
The renovations resulted in a highly energy-efficient building envelope, also with minimal air infiltration between units. Since completion it has proved to use only 45% of the energy of similar buildings nationwide.
